What it is

In Trieste, the TriesteVillas private collection holds 22 homes that are not in public listings. In Sappada the list starts now, in the season when we meet owners and look at homes one by one.

It serves two purposes. For those who are looking: to know before others that a home has come in. For those who are selling: to be found by people who have already said what they want, without a public listing if they prefer none.

What subscribers receive

Only what we can keep to.

    An alert, when a home comes in

    An email in your language when a home in Sappada enters the catalogue or is entrusted to us privately, in the hamlet or the range you indicated.

    The full listing

    Photos declared one by one, floor plan, energy class or the reason it is missing, and the hamlet's sun calculated on the terrain.

  • 03

    Development previews

    New-build projects, when the developer authorises us to show them: to subscribers before the public.

  • 04

    Nothing else

    No periodic newsletter, for now, and no passing of your data to others. We write only when there is a home.

What we do not promise

We do not promise how many homes will come in, or when. We do not promise a response time. And subscribing does not open the private collection in Trieste: that has its own request, approved by a person.

We write only when a property comes in that matches.

The site sends nothing by itself: once the fields have been checked you will find the text ready, to send us from your own email or on WhatsApp. Your sign-up counts from the moment it reaches us.

Does it cost anything?

No. Subscribing is free, and one line by email cancels it.

I have not chosen a hamlet yet: can I subscribe anyway?

Yes. If you want to narrow things down, the “Find your hamlet” tool compares the hamlets by sun, altitude and distances.

How is this different from the Private Collection in Trieste?

The one in Trieste is a collection of private homes that is already open, with personal access. This is the list of people who want to be told about Sappada: today it does not give access to a private area.

Will I also see new-build projects?

Only when the developer authorises us to show them. In that case the preview reaches subscribers first.
