Guides
Read first, decide afterwards.
Long-form guides for anyone choosing, buying, owning or selling a home in Sappada. Every rule has its source in the margin, every figure has its date, and at the end of each guide we write down what we do not know yet.

I am choosing
The hamlet, the sun, the road in, the seasons: what changes from one end of the valley to the other.
- How to choose the hamlet and the houseNearly all the hamlets face south, yet on 21 December the range runs from about 75 min of sun in Cretta to about 5 h 30 min in Pill. Sun, altitude, road, old timber or new build: the criteria, with the figures from our calculation and their limitations.Checked on 7 October 2026 · 7 min read · 4 sources
- Getting to Sappada: roads, passes, times, trains and airportsSappada has neither a motorway nor a railway. You reach it through two gateways, one on the Friuli side and one on the Veneto side, and from both there is still about an hour of mountain road. The times below are calculated and then lengthened: they are estimates, and we say so.Checked on 7 October 2026 · 8 min read · 9 sources
- Winter: skiing, cross-country, snow, and what the gondola changesIn winter Sappada is a small ski area inside a real village, with a cross-country trail running below the hamlets and one of the coldest valley floors in the region. Here are the declared figures and the ones you can count, the prices, and what is not yet known.Checked on 7 October 2026 · 6 min read · 9 sources
- Summer and year-round life: paths, services, foodSummer in Sappada weighs more than winter, and it is spent on the paths. But a house is also used in November: that is why, beside the mountain huts, we list the pharmacy, the school, the nearest hospital and what the village does not have.Checked on 7 October 2026 · 6 min read · 10 sources
- Plodn: the history, the language, the timber housesSappada has two names, and every hamlet has two. Behind them lie seven centuries of a German-speaking community that arrived from the other side of the Alps, and a way of building that can still be seen. What follows is what the studies say, including what they disprove.Checked on 7 October 2026 · 6 min read · 9 sources
I am buying
The steps of a purchase, what it really costs on top of the price, and what changes when the seller is a developer.
- Where to startBuying a home in Sappada: where to startA municipality of 1,320 residents and 2,762 dwellings, strung out in fifteen hamlets along a sunny slope. Before the price come three questions: where, what kind of house, and with which papers.Checked on 7 October 2026 · 7 min read · 9 sources
- Costs and taxes: what it really costs to buy and keep a second homeIn Sappada the tax on a home is not IMU but ILIA, the tax of Friuli Venezia Giulia. Below are the rules for buying and the rules for each year, each with its source: this is the map to take to the notary, not advice.Checked on 7 October 2026 · 6 min read · 12 sources
- Buying from a developer: off-plan, VAT, statutory guaranteesA new home is often bought before it exists. It carries more tax than a resale, but the law gives the buyer protections that do not exist between private parties: they apply only under certain conditions, and the first question is who signs the sale.Checked on 7 October 2026 · 7 min read · 7 sources
I already own
What it costs to keep a home each year, and what you need in order to let it by the week within the rules.

- Short lets in Sappada: rules and sumsLetting a mountain home by the week is an activity with precise rules: tax, an identification code, safety, guests to register, a tax to collect. And with a short season, which decides the sums more than the nightly rate does.Checked on 7 October 2026 · 7 min read · 7 sources
I want to sell
How to reach a price you can defend, which papers you need before the listing, how long it may take.
How they are written
Four rules that apply to every guide, and that you can use to check our work.
- One source for every rule. Laws, council resolutions and official guides are cited with their address, in the margin of the paragraph that relies on them.
- Every figure has a date. Prices, tax rates, travel times and hours of sunshine come from the site's data register, with the source and the day it was read.
- Drawbacks next to advantages. Roads that close, the December shade and the cost of heating sit on the same page as the benefits.
- This is not advice. We explain the rules; for your own case you need the notary and an accountant.
