sappadavillas.com is a site of the TriesteVillas group: enquiries reach the same people who work in Trieste.

When you write to us, by email, WhatsApp, phone or through a form on the site: your name, a contact detail and what you tell us, that is, what you are looking for or the home you want to present. When you subscribe to the previews, also your language, the hamlet or area you are interested in and your price range, if you state them.

When you browse: the technical data needed to show you the pages, such as your IP address and browser type, which the hosting provider records for the time needed to run and protect the site.

Today this site loads no analytics or tracking tool and sets no measurement cookies. If we add a measurement tag, it will run only with your consent, and this page and the one on cookies will say so first.

To reply to your enquiry and, if you subscribe to the previews, to tell you when a home comes in that matches what you are looking for. The basis is your request, that is, the pre-contractual steps you asked for (Art. 6.1.b GDPR); for the previews subscription, the consent you give by subscribing (Art. 6.1.a); for legal obligations, the law itself (Art. 6.1.c).

Without a contact detail we cannot reply; everything else is optional.

Into the TriesteVillas management system, the internal system where the group keeps enquiries, homes and contacts. It is read by the group's authorised staff.

To sort and summarise an enquiry, the system may also have it read by automated tools, including artificial intelligence tools. No decision concerning you is taken by a machine alone (Art. 22 GDPR). Today this site has no automated assistant replying in our place.

For as long as you remain subscribed, or for as long as needed for the home you wrote to us about, and then for the time required by legal obligations. After that the data is deleted or made anonymous. You can ask for it to be deleted at any time.

Suppliers who work for us as data processors: the hosting of the site and of the management system, email, and the providers of the artificial intelligence tools used in the management system. The data is neither disclosed nor sold, and we do not pass it to other agencies without asking you.

Some suppliers may process data outside the European Union. In that case the transfer relies on appropriate safeguards, such as an adequacy decision of the European Commission or its standard contractual clauses.

You can ask for access to your data, for its rectification, erasure, restriction and portability, object to the processing and withdraw your consent at any time, by writing to richieste@triestevillas.com. Withdrawal does not affect what was done before.

You can also lodge a complaint with a supervisory authority (Art. 77 GDPR): in Italy the Garante per la protezione dei dati personali, or the authority of the country where you live or work.

Matterport 3D tours load only when you open them with a click: from that moment Matterport may process data and set cookies under its own rules. The same applies to the sites our links lead to, including the group's other sites: each has its own notice.

We may update this notice. The valid version is always this page, with the date at the top.
