There is no such thing as “the price per square metre” in Sappada. There is an official value, which is a range estimated by the Italian Revenue Agency, and there is what sellers ask in their listings. You will find both here, kept apart, together with how many homes actually change hands in a year.
None of these figures is the price written in a deed of sale: where a figure is missing, we say so.

Prices today
For the Revenue Agency the municipality is divided into three zones. In the central one, the strip along the regional road from Granvilla to Bach, standard homes are valued between €2,000/m2 and €3,000/m2. In the one the database calls peripheral, which takes in Sappada Vecchia and Cima Sappada, between €1,900/m2 and €2,700/m2. In the rest of the territory, the rural zone, between €1,200/m2 and €1,350/m2.
These are ranges estimated from completed sales, for homes in normal condition: not the price of a home, and with no line for new builds, which the Agency does not value separately.
The listings tell a story on another scale. The average asking price in the municipality is €3,577/m2, across 26 listings: it is what is asked, not what is paid, and with so few listings three new homes coming onto the market are enough to move the average.
For the tax office Cima Sappada is the periphery. For buyers it is not: the two hamlets with the highest average asking prices, Mühlbach and Cottern, lie in the peripheral zone. Those are portal averages based on one, two or three listings per hamlet: an indication, not a price list.

The listings average sits 19% above the top of the central zone's official range and 43% above its mid-point. Neither is wrong: they measure different things.

This is the Sappada that grew up around the road in the twentieth century: apartment blocks and houses from the 1960s and 1970s next to recent buildings.

“Normal” condition, the only one the database reports for Sappada. In the central zone villas are not valued. A villa in Cima Sappada is valued at less than an apartment in the same zone: that is the effect of a property type with very few sales, not a measure of what detached houses are worth. The rental figure is the ordinary long-term one, not holiday letting. The table does not say since when a value has been unchanged: in the first half of 2014 the Agency redrew the zones and changed the codes, and for several rows the date would be that of the change, not the real one (in the rural zone standard homes have been valued at this level since 2009). For the same reason, before 2014 the values do not compare identical areas.

Volumes first, prices later. Sales go from 52 in 2020 to 89 in 2021; the official values move from 2022; the average asking price changes by +4.7% between 2019 and 2023 and by +24.8% between 2023 and 2025 (annual averages).

The official values stayed identical for thirteen half-years in a row, until the end of 2021. Then they moved: in five years, from the second half of 2020 to the second half of 2025, the mid-point of the range rose by 17.6% in the central zone and by 43.8% in the peripheral one.
In the central zone the minimum is the same today as it was then: it is the maximum that has risen. The range has opened upwards, and the peripheral zone has almost caught up with the centre.
Unchanged does not mean stable. With a few dozen deeds a year, a value that does not change may simply mean that the survey did not have enough sales to update itself: in 2021 sales had risen by 72.9% in a year and the official value had not yet moved.
Asking prices have a different history: almost flat until 2023, steep afterwards. According to the portal the average rose by 37.6% in five years and by 5.3% in the last one. That is not how much homes have appreciated: it is the change in an average of listings whose mix has changed, because new builds have been entering the list since 2024.

In real terms the average Italian home has gained nothing. For Sappada the result ranges from level to some twenty points more, depending on the indicator: which one is right, only the prices in the deeds could say.

How many homes are sold
A few dozen home sales are recorded in Sappada each year, never more than ninety: in 2025 there were 75, or 2.69% of the existing homes. The table lists them year by year.
The jump came in 2021, with a rise of 72.9% in a year: before the official values moved and long before asking prices did, which at that point were still what they had been. Since then the series has gone up and down, and the latest year shows a fall.
Relative to the homes that exist, more is sold in Sappada than on average in the province and in Carnia. But the denominator is small: two apartment blocks sold in the same year shift the series, and one year's change is not a trend.
There are 1,320 residents and 2,762 homes: 76.5% of them are not occupied by residents. This is a second-home market, and nearly all the demand comes from outside. You get in, and you get out, without haste.

On average about 49 sales a year between 2018 and 2020, about 74 between 2021 and 2025. Sales are weighted by the share of ownership transferred and include first sales of new builds. The changes are those written in the reports, which revise the previous year: they do not always match the ratio between the two figures.

What moves the market
No forecasts. Six factors, each with what is documented, the direction in which it pushes and what could prove it wrong; then three scenarios for the next two years, with no probabilities attached.
The ski lifts
Pushes upWhat is documentedThe Region has allocated €31,000,000 for a gondola lift from Kratten to the Sappada 2000 hut and for two chairlifts. The opening is indicated for the end of 2027, barring setbacks: it is a target, not a commitment.
What could prove it wrongThe lift is funded, not yet built: three and a half years passed between the first announcement and the funding, as of 7 October 2026 the tender for the works had not been published, and during the works some seasons will have lifts standing still.
Friuli Venezia Giulia
More public capitalWhat is documentedSince 16 December 2017 Sappada has been part of Friuli Venezia Giulia and the lifts are run by the regional operator. In the official values database the change of province left no step at all. From the 2026/27 season the day ski pass costs €45 for residents of the region and €55 for everyone else.
What could prove it wrongInvestment depends on regional budgets, which change with every legislature. Buyers from outside the region pay more for the ski pass.
New supply
Little, but all at onceWhat is documentedPublic listings and brochures count about 50 new homes in 6 developments. In four years, between 2019 and 2023, the number of homes in the municipality grew by 43. The planning reform voted by the Regional Council on 1 October 2026 aims at zero net land take: it is a vote, not yet a law in force.
What could prove it wrongOf the new homes, between 31 and 37 have a stated delivery in 2027: between 41% and 49% of the sales recorded in 2025. If they arrive together, the market has to absorb them together.
Altitude and snow
A relative advantageWhat is documentedThe town hall stands at 1,242 m: it is the highest municipal seat in the region. The operator declares pistes between 1,245 m and 2,024 m.
What could prove it wrongAltitude helps compared with lower resorts; it does not guarantee snow: almost all the pistes lie below two thousand metres.
Who lives here and who comes
Outside demandWhat is documentedThere are 1,320 residents, almost the same as five years earlier (the estimate for 2026 counts about twenty fewer), and 76.5% of homes are not occupied by residents. Recorded overnight stays rose by 16.7% between 2022 and 2025; since 2025, however, the statistics also count homes let by private owners, and part of the increase comes from the wider count.
What could prove it wrongThe market depends on the income of people who live elsewhere. In October 2026 the Region named Sappada among the places where property values make housing hard for residents.
The 2026 Games
Cannot be measuredWhat is documentedThe Winter Games were held in February 2026. Sappada was not a venue.
What could prove it wrongNo effect shows in Sappada's figures: asking prices had been rising since 2024 and sales in 2025 are down.
Meanwhile, in Italy: according to ISTAT, in the second quarter of 2026 home prices rose by +4% in a year (+4.2% in the North-East), slowing, with sales flat. According to the Bank of Italy the average discount between asking price and price paid is 7% in Italy and 5% in the North-East: for Sappada no measure exists.

Two markets
New class A homes hold their prices; resale homes in the lower energy classes, which make up most of the existing stock, drift away from them. It is the scenario today's figures already describe.

They are ways of reading the data that will come out, not forecasts. We update this page each time the official values and the regional report are published.
New versus resale
In the listings read in October, new or rebuilt homes in energy class A ask more than resale homes ready to live in, and homes to renovate sit on a different scale: the three medians are in the chart, with the number of listings behind each. They are few, and some come from the same building: the order of magnitude is right, the exact figure depends on three listings.
New builds have no official benchmark. The Agency values only the “normal” condition, and a class A home delivered in 2027 has no line to be compared with. Its price is defended with the energy class, the specification, the outbuildings and the deeds already signed, not with a table. Besides, listings hardly ever say whether the asking price includes VAT: on a second home bought from the company that built it the tax is 10%.
For resale homes the opposite warning applies. The same home appears with different floor areas from one portal to another, and its price per square metre changes accordingly: on samples this small it is a ratio between two statements, not a measurement.
One last thing to know when reading the listings: those at a few thousand euros are timeshare weeks, not homes.
Between the two medians, new builds ask 18% more than resale homes ready to live in. Across all listings the median is 4,375 euros per square metre and the median asking price €400,000: prices asked, not paid.

Below €300,000 there are 4 homes today: two to renovate, one small three-room apartment and one ground floor in a former hotel.
How we read these figures
When we value a home we do not start from a portal average, which overestimates, nor from the official value, which underestimates a home in good order. We follow a fixed order, from the most solid figure to the weakest, and we write in the valuation which step each number comes from.
The first step is the prices declared in the deeds: the Revenue Agency makes them available, for the last five years, to anyone who logs in with an Italian digital identity. It is the level this page lacks, and we say so: we have not yet gathered it for Sappada, and until we have it we will not write by how much homes have appreciated.
We act as agents in Sappada, but our office is in Trieste: valuations are carried out on site, by appointment.
The prices declared in the deeds
The consideration for every sale in the last five years, hamlet by hamlet. It is the only measure of what was actually paid.
Comparable homes, one by one
The same hamlet or a similar one, the same condition, the same aspect: not an average, but three or four real homes, with their differences written down.
The OMI value, as a check
It tells you whether the valuation sits in a range that a bank's surveyor will also recognise. On a home asked well above the zone's maximum, the survey may stop short of the price.
Asking prices, as context
They tell you which homes yours will compete with on the day it goes on sale. They do not tell you what it is worth.
How these figures are made
Official values. The property values database of the Italian Revenue Agency (Osservatorio del Mercato Immobiliare, OMI), read zone by zone and half-year by half-year: ranges between a minimum and a maximum, in euros per square metre of gross floor area, for homes in “normal” condition. The latest half-year published is the second half of 2025. The mid-point of the range and the changes over time are our own calculations.
Asking prices. The average of the listing prices in the municipality as calculated by the portal immobiliare.it, month by month. The medians by condition of the home are our own counts on the freehold listings read on 6 October 2026, leaving out timeshare weeks and listings without a price.
Sales. The number of normalised transactions and the market turnover rate from the Agency's annual “Statistiche regionali” reports, each read at the page that deals with Sappada.
Checking. Every series was downloaded again from its source and checked a second time, by program, on 7 October 2026.
The official values “non possono intendersi sostitutive della stima puntuale”: they cannot stand in for the valuation of an individual property (our translation).
To keep beside the figures
- An OMI value is a range estimated for a zone: it is not the valuation of a home, and the Revenue Agency is the first to say so.
- An asking price is not a sale price. Between what is asked and what is paid there is a negotiation, and for Sappada nobody measures it. One local case: a renovated resale home in the centre has been for sale since January 2024; between April and September 2026 it lowered its asking price, and in October it was still listed.
- With a few dozen listings and a few dozen deeds a year, every percentage has to be read with its denominator beside it.
- Nothing on this page is a forecast or financial advice: for an investment decision, consult a professional.
What we do not know
- What homes actually sold for. The prices declared in the deeds exist, but they are not on this page: we have not gathered them yet.
- How many sales there were in 2019. That year's report names Sappada only in the list of the municipalities of Carnia, without a figure: the figure in the chart is derived from the change published the following year.
- What villas and detached houses are worth. The official value has not moved for ten years and there are two or three listings for whole houses.
- How long it takes to sell and how much is negotiated off the price in Sappada. The public figures are national or for north-eastern Italy.
- Whether the 2024 jump in asking prices is appreciation or a change in the mix. The portal does not publish how many listings it has each month.
- What the official value for the first half of 2026 will say. It had not yet been published when we read the database.

Frequently asked questions
How much does a home in Sappada cost per square metre?
It depends on which measure you look at. The Revenue Agency values standard homes in the central zone between €2,000/m2 and €3,000/m2, in normal condition and on the gross floor area. In the listings the average asking price is €3,577/m2. They are two different measures, and neither is a sale price.
Why do listings ask more than the official value?
For five reasons, in order of weight. The Agency values the “normal” condition, while the listings include a good deal of new class A property. What is asked is not what is paid. Listings use a saleable floor area (superficie commerciale) that is more generous than the cadastral one. The official value updates late when deeds are few. And what stays on the portals is what has not sold, which is often the most expensive.
How much have prices in Sappada risen in five years?
The mid-point of the OMI range rose by 17.6% in the central zone and by 43.8% in the peripheral one. The average asking price, according to the portal, by 37.6%: but that is the change in an average of listings, not in a home. The figure that would measure real appreciation, the price in the deeds, is not here yet.
What is the difference between the central and the peripheral zone?
They are the zones of the Revenue Agency's property market observatory. The central one is the strip along the regional road: Granvilla, Palù, Pill and Bach, plus nearly all of Lerpa. The peripheral one runs from Mühlbach to Cima Sappada, that is, all of Sappada Vecchia. The boundaries do not follow the hamlets: some of the houses, usually at the edges of the built-up area, fall in the rural zone, where the official value is lower, and the zone of a property is checked by its street number. The name “peripheral” does not mean it is worth less: some of the highest asking prices in the listings are found there.
Is Sappada the most expensive mountain resort in Friuli Venezia Giulia?
By official value, yes: in the regional ranking of the top twenty zones by price of standard homes it is the only mountain municipality. Whether it is the right choice depends on what you are looking for: the comparison with the other resorts, with the strengths and drawbacks of each, is on the comparison page.
Will the new gondola lift push prices up?
We do not know, and nobody does.
