The “village” of the church

Granvilla

Dorf in the Sappada dialectHamlet of Sappada

Granvilla, Dorf in Plodarisch, is the hamlet of the parish church: the old religious and civic centre of Sappada, at 1,243 m, along the regional road. It burned down in 1928 and was rebuilt in masonry; today it is among the most lived-in hamlets, and the one where new class A homes appear most often in listings. People who choose it want shops and church within walking distance; they give up old timber and the quiet of the old road.

The sun here

Where the sun reaches Granvilla from, and when

The ridge line you see is the real one, calculated from the centre of the hamlet. Above it are the sun's paths on the days that matter: where the line is solid the sun is in view, where it is dashed the sun has risen but is still behind the mountain.

On 21 December the sun reaches Granvilla at about 10:00 and leaves at about 15:05: about 4 h 40 min of direct sun, under a clear sky.

In words: from Granvilla the highest stretch of ridge lies to the north, 28.7° above the horizon; the lowest to the east, 2.8°. To the south the ridge stands at 16.6°, and at midday on 21 December the sun climbs to 20°. At midday on that day the sun is in view. On 21 December it arrives at about 10:00 and leaves at about 15:05; on 21 June it stays in view from roughly 6:05 to 20:15.

MethodA calculation, not a measurement: terrain model at 10 m, clear sky, the centre of the hamlet with the eye 6 m above the ground. Trees and buildings are not counted; times are rounded to five minutes and, where the sun skims a ridge, they can shift by ten to twenty.

Sources and details of the calculation

Times are Italian local time (summer time from late March to late October), calculated for the year 2027; the sun counts as present when the centre of its disc is above the ridge. On 21 September the sun's path is almost the same as on 21 March, an hour later by the clock. Calculated on 7 October 2026.

What Granvilla is like

What kind of place it is

Dorf, in German and in Plodarisch, means “village”: the name says the centre was here. Granvilla has the parish church of St Margaret, with the cemetery and the rectory: the dedication is documented from 1327, the present form dates from 1777–1779. The town hall, however, is not here: since 1953 it has been in Bach, a little further east.

On the night of 9 October 1928 a fire destroyed thirty-five dwellings and left forty-one families homeless. The hamlet was rebuilt with the techniques and taste of the 1930s and 1940s, and the main street was straightened. The municipal land-use plan calls that rebuilding “rifabbrico” and recognises its value as a record of its time: it is a historic zone of its own, separate from the timber hamlets.

Regional road 355 crosses the settlement. The point maps use to locate the hamlet lies above the road; the church is lower down.

The sun: what the calculation says

On 21 December, according to our calculation, the hamlet's map point receives about 4 h 40 min of direct sun, between roughly 10:00 and 15:05, with a short break in mid-morning when the sun passes behind a ridge. On 21 March the figure is about 10 h 25 min, on 21 June about 14 h 10 min: in summer Granvilla is among the hamlets that receive most.

In Granvilla the December result varies from one spot to another more than in the neighbouring hamlets: repeating the calculation on the mapped houses, those higher up, towards the slope, get noticeably more sun than those lower down, towards the church and the Piave. It is a calculation on the terrain model, under a clear sky: it sees neither trees nor buildings. In a dense hamlet the house opposite counts too, because in December the midday sun is only 20° high. The real check is made on site, on a clear winter day.

What you see

Straight ahead, due south, the Clap group; to the south-east Monte Siera; to the west and south-west the Terze. Behind, close and steep, Monte Ferro. Monte Peralba (2,694 m) cannot be seen from here. The view lies in the same direction as the sun: a living room facing south has both the light and the mountains.

These are the peaks the calculation gives as visible from the hamlet's map point. From a particular window it depends on what stands in front, and the land-use plan protects the valley-floor meadows, not the view from an individual house.

The houses, and what comes up for sale

Almost everything dates from after 1928: apartments in buildings from the 1930s onwards, apartment blocks from the later twentieth century and, in recent years, new class A buildings with lift and garage. Of the earlier settlement, two timber houses that escaped the fire remain, and a house of 1642 that the sources describe as the largest old masonry dwelling in the village. The buildings stand between 1,221 m and 1,277 m.

In the listings we read in October 2026, Granvilla is the hamlet where new builds appear most often. Energy classes and completion dates written in a listing are statements by the seller: what counts is the energy performance certificate and the contract.

For the Italian Revenue Agency Granvilla is in the “central” zone: standard homes are valued between €2,000/m2 and €3,000/m2 (OMI, normal condition, gross floor area). It is a range estimated on completed sales, not the price of a house, and it does not describe new class A homes, which are offered in listings at higher values: they are two different measures.

On foot from here

The hamlet has the church and a bakery. The supermarket, post office, pharmacy and town hall are in Palù and Bach, along the same road and almost on the level. The stop for scheduled buses is on the regional road.

Below the houses, towards the Piave, are the 9-hole golf course, the motorhome area and, on the shaded side of the valley, a small fishing lake. For the big shop, upper secondary schools and the hospital you leave the village: we say so for every hamlet.

In winter

The Campetti, the two drag lifts of the nursery slopes, and Nevelandia, the snow play park, are on the meadows below Palù and Bach: from Granvilla you can walk there, but they are not on the doorstep. The Eiben chairlift starts across the Piave. For Sappada 2000 and Monte Siera you need the ski bus, free for ski-pass holders, or the car.

Sappada's first chairlift, in 1948, climbed towards Monte Ferro from neighbouring Palù. It no longer exists: anyone who reads “Monte Ferro” in a listing should not imagine a working lift.

The drawback

Regional road and density: Granvilla is a lived-in hamlet with traffic, not a timber cluster among the meadows. Anyone looking for that should look at Pill or the old road.

The position and shape of houses, roads and the outline of the mountains are those of the real photograph. Pill, in the foreground, and Granvilla with its parish church were regenerated in two close crops and recomposed locally: one pass had given the bell tower a pointed spire, and the published version has its onion dome. The forested slope opposite was also redone in a crop, because the patches of storm-felled forest in the photograph turned into white strips resembling ski runs, which do not exist there. The bed of the Piave and the timber yard next to the village are covered by snow. Who it suits

Who Granvilla suits, and who it does not

It suits you if

  • Families who want church, shops and nursery slopes within walking distance.
  • Anyone looking for a new class A home, with lift and garage.
  • Anyone who wants an apartment to use all year round without thinking about the constraints of old timber.

Look elsewhere if

  • Anyone looking for a historic timber house: two are left here.
  • Anyone who wants to be off the regional road.
  • The skier who wants the chairlifts within walking distance.

The drawbacks, stated

  • The regional road crosses the hamlet, which is among the densest in the village.
  • Little timber: the fire of 9 October 1928 left only two traditional houses standing.
  • In December the sun varies a great deal between the upper and lower parts, and between a ground floor and an attic.
  • The main chairlifts are not within walking distance.

Questions about Granvilla

Is Granvilla the centre of Sappada?

It is one of the three hamlets that listings call the “centre”, with Palù and Bach. The parish church is here, the town hall is in Bach. “Borgo Granvilla”, which you sometimes read, is not attested as a separate place: take it to mean Borgata Granvilla.

Why are the houses in Granvilla built in masonry?

Because of the fire of 9 October 1928, which destroyed almost the whole hamlet. It was rebuilt in masonry, as Bach had been twenty years earlier. Sappada's old timber survived in the hamlets that did not burn: Pill, and the line from Mühlbach to Puiche.

Is a new house in Granvilla subject to the constraints of the historic hamlets?

The whole municipality has been under a landscape protection order since 1956: any work on the exterior goes before the local landscape commission, and the land-use plan prescribes forms and materials for new buildings too. The protection grades, from one to 7, apply instead to existing buildings in the historic zones. For any house, ask the municipality for its zone and grade.

Can you walk to the slopes from Granvilla?

To the Campetti nursery slopes, yes, with a walk. For the chairlifts of Sappada 2000, Pian dei Nidi and Monte Siera you use the ski bus or the car: they start from the eastern part of the village.
