The home

A new penthouse on two levels, under the roof of a just-completed building in Granvilla: a large living room beneath the beams, three bedrooms, three bathrooms and two timber balconies facing the meadows and the peaks.

The first level is almost entirely living space: a single room under the timber roof, partly double-height, with a wide-plank floor and sliding glazed doors onto the balcony that runs the length of the façade, facing south. On the same floor there are a bedroom and a bathroom, for those who would rather not take the stairs.

The wooden staircase, with a light under every step, climbs to the attic level: the largest bedroom with its own bathroom, a second bedroom, another bathroom and a laundry room. Both bedrooms open onto the upper balcony, beneath the gable; at the sides, where the floor stops, you look down into the living room.

The home is new and has never been lived in. We photographed it on 28 April 2026, with finishing still under way: there was no kitchen, and the bathrooms lacked basins and shower enclosures. The balcony looks south, over the hamlet's roofs, towards the mountains; it was raining that day, which is why the view in the photos is declared a simulation.

Good to know before a visit

  • It is unfurnished and no kitchen is fitted: the connections are in place.
  • On the attic level the ceiling drops at the sides of the bedrooms: it should be seen in person.
  • A residential building is still going up next door: crane and scaffolding until works are complete. In the exterior photos the crane has been removed, and we say so.
  • The regional road runs about a hundred metres away.
  • Saleable area, energy class, parking or storage and price will come with the developer's documents: until we have them, we do not state them.

What you see, and when the sun arrives

For the hamlets, the site calculates the horizon from a single point. Here the calculation has been redone for this home: from an approximate point of the building, with the eye about 9.5 m above the ground, at balcony height. The ridge line is that of the terrain model; above it are the sun's paths on the days that matter.

On 21 June the point has about 14 h 25 min of direct sun, but only about 8 h 50 min of it falls on the balcony side: the rest comes from the side or from behind. The orientation is an estimate, give or take 15°; shifting it, the figure ranges from 8 h 45 min to 9 h 20 min.

  • Without mountains the day would last 8 h 30 min: the ridge takes away 4 h 10 min.
  • The centre of the hamlet, with the eye 6 m above the ground, gives 4 h 40 min and first light at about 10:00: here the calculation gives 20 min less. That is the difference between “the hamlet” and a house.
  • How firm the figure is: moving the point by 30 m in any direction, direct sun ranges from 4 h 15 min to 4 h 20 min; one floor lower, 4 h 20 min.

MethodA calculation, not a measurement: terrain model at 10 m, clear sky, an approximate point of the building with the eye about 9.5 m above the ground. Trees and nearby buildings are not counted, and can take away both view and sun; the position is approximate and the eye height is estimated from the number of floors; times are rounded to five minutes and, where the sun skims a ridge, they can shift by ten to twenty. The same method as for the hamlets: one ray for every half degree of horizon, the sun calculated minute by minute for the year 2027, in Italian local time; the sun counts as present when the centre of its disc is above the ridge. The coordinates of the point are not published: the page does not identify the building. Calculated on 7 October 2026.

How we used AI in these photos

All 14 photos were processed by a generative model. 12 are simulations: they show something that was not in the shot. In one, objects were removed. One is retouched in light and colour only. A visit remains the only reference.

The photographs were taken on 28 April 2026.

The reworked photos were processed by a generative image model (Nano Banana 2), used through the Higgsfield platform. Where an object was removed, what it hid had not been photographed: the model reconstructed it plausibly.

We did not change dimensions, heights, openings, floors, windows or finishes: they are as photographed.

7 images we do not publish: comparing them with the original shot we saw that the model had invented something or changed the room.

The 4 video clips are photographs animated with a video model (Kling v3.0): they are not footage, and the movement brings in at the edges things the photo did not show.

The original shots are on file and can be requested: we will publish them beside each photo once the seller has been informed.
