The home

An apartment on two levels on the top floor of the Cirmolo residence, under construction in Granvilla: the living area on the main floor, the bedrooms between that floor and the mezzanine, under the roof.

The residence is a building of ten apartments on the western edge of Granvilla, towards the meadows, just above the regional road. It has two stairwells with lifts, an underground garage and central pellet heating.

The duplex takes up half of the top level. On the second floor is the living area, with a wide glazed door onto the south-facing terrace; above it, the mezzanine under the roof slope. To the north there is a second balcony: the home faces two ways.

It is an attic space, and we say so: part of the floor area has reduced ceiling heights, and on the mezzanine, under the beams, they start at just over a metre. It has no private garden.

The building is under construction. Floor areas, number of bedrooms and bathrooms, handover date and energy class will be stated once the developer confirms them in writing: in the documents we hold, the internal layout exists in more than one version.

Images coming

We are not publishing images of this home yet. Those in circulation are renderings made by others, and only images that are ours, or that we have written permission to use, appear here. As soon as they exist, you will find them on this page, declared one by one.

Good to know before a visit

  • Ceiling heights under the roof vary: the mezzanine is not all at standing height.
  • There are two other buildings on the same plot.
  • The view from the south terrace should be checked on site: there are existing houses in front.
  • The garage parking space and its allocation need written confirmation.

From the balcony

What you see, and when the sun arrives

The building is under construction and the terrace is not there yet. This is what the terrain model gives for that point, with the eye about 8 m above the ground, the height of the second floor: it is the only view of this home that can be shown today without inventing anything.

Move your mouse or finger over the panorama, or use the slider beside it: you can read the direction, the height of the ridge, the peak, and the time the sun passes that way.

21 DecemberEquinoxes (21 March)21 JuneSolid line: the sun is in view.Dashed line: it has risen, but is behind the mountain. The paler mountains are the more distant ones. The strip scrolls: south is in the centre, north at both ends. One degree is the same length across and upwards.Veiled: the half of the horizon that lies behind the house. The stretch marked on the compass is the one the balcony looks onto: it faces south, give or take 15°.

In words: in front of the balcony the highest stretch of ridge lies to the south-east, 19.8° above the horizon; the lowest to the east, 2.6°. To the south the ridge stands at 15.6°, and at midday on 21 December the sun climbs to 20°. At midday on that day the sun is in view.

Hours of direct sun, month by month

On the 21st of each month, under a clear sky, at the point of the house. The pale band is the day as it would be without mountains. The black tick is the part that falls on the balcony side: in summer the sun rises and sets behind the house.

  • direct sun at the point of the house
  • the day without mountains
  • of which on the balcony side

On 21 June the point has about 14 h 20 min of direct sun, but only about 8 h 50 min of it falls on the balcony side: the rest comes from the side or from behind. The orientation is an estimate, give or take 15°; shifting it, the figure ranges from 8 h 50 min to 9 h 15 min.

  • Without mountains the day would last 8 h 30 min: the ridge takes away 4 h 10 min.
  • The centre of the hamlet, with the eye 6 m above the ground, gives 4 h 40 min and first light at about 10:00: here the calculation gives 20 min less. That is the difference between “the hamlet” and a house.
  • How firm the figure is: moving the point by 30 m in any direction, direct sun ranges from 4 h 15 min to 4 h 35 min; one floor lower, 4 h 20 min.

The summits in view

According to the calculation: at least twenty metres of summit above the terrain in between. A wood, a nearby house or cloud can still hide them; the names are assigned by bearing, not recognised on site.

  • Monte Tugliato the east · 7.1 km · 1,945 m
  • Monte Cimonto the east · 7 km · 2,415 m
  • Monte Sierato the south-east · 3.3 km · 2,443 m
  • Creton di Clap Grandeto the south · 4.1 km · 2,487 m
  • Terza Piccolato the west · 3.9 km · 2,336 m

To the side of the house or behind it

MethodA calculation, not a measurement: terrain model at 10 m, clear sky, an approximate point of the building with the eye about 8 m above the ground. Trees and nearby buildings are not counted, and can take away both view and sun; the position is approximate and the eye height is estimated from the number of floors; times are rounded to five minutes and, where the sun skims a ridge, they can shift by ten to twenty. To be checked at a viewing.

Sources and details of the calculation

The same method as for the hamlets: one ray for every half degree of horizon, the sun calculated minute by minute for the year 2027, in Italian local time; the sun counts as present when the centre of its disc is above the ridge. The coordinates of the point are not published: the page does not identify the building. Calculated on 7 October 2026.

Energy

Energy class: certificate pending

The building is under construction: the certificate is issued when works are complete. Until we hold a signed document we state no class, not even the design one.

The hamlet

Granvillain the Sappada dialect Dorf

A home in Sappada is also chosen for its hamlet: how much winter sun it gets, how far it is from the lifts and the village, what it looks onto. The hamlet page sets it out with data.

Altitude of the hamlet centre
1,243 m
Hours of sun at the winter solstice
4.7 h
Hours of sun at the summer solstice
14.2 h

Computed on the terrain model, at the centre of the hamlet: trees and buildings are not considered, and an individual home may differ.
