They lie about 75 min apart and at almost the same altitude, but on two different scales. Cortina has a ski area of 120 km declared and an OMI band for the centre between €9,000/m2 and €12,000/m2. Sappada declares 15 km of pistes and is valued between €2,000/m2 and €3,000/m2: about a quarter. It is not the same choice on a smaller scale: it is a different choice.

A week in winter

In Cortina the ski area declares 120 km: a week does not exhaust it, and the other Dolomite areas are all around. In Sappada the pistes total 15 km, they start from the village and in a week you know them all; in exchange there is cross-country skiing on the valley floor, biathlon at Forni Avoltri and a village you get around on foot. Anyone with a home in Sappada who wants a day on a large ski area can go to Cortina or, closer, to the Tre Cime area in Alta Pusteria: Sesto is about 55 min away. Sappada is not part of Dolomiti Superski: the ski pass is that of Friuli Venezia Giulia.

A week in summer

In summer the difference is one of scale more than of mountains. Cortina is larger and busier. Sappada is a village of 1,320 residents where summer counts for more than winter (54.9% of overnight stays): paths, mountain huts, the Olbe lakes, the source of the Piave, the timber houses of Sappada Vecchia. Sappada also has a language of its own, Sappadino, of German origin.

Getting there

From the Veneto the times are almost level: about 2 h 15 min from Venice for Cortina and 2 h 30 min for Sappada, a gap that a second routing engine cancels out. From Munich, Cortina is closer: 4 h 55 min against 5 h 20 min. From Friuli it is the other way round: from Udine you reach Sappada in about 1 h 50 min and Cortina in 2 h 50 min; from Trieste in 2 h 45 min and 3 h 25 min. On the road between Sappada and Cadore the Comelico tunnel is under works and closed at night: those travelling late need to know.

Best suited to

  • Those who want high mountains and a family home without Cortina's budget.
  • Those looking for a compact village, with a language and a history of its own.
  • Those setting off from Udine, Trieste or the Friulian plain.

Strengths

  • The entry price: with €350,000, at the mid-point of the band, about 140 m2 against 33 m2.
  • A small village, where you get around on foot.
  • Quicker to reach from Friuli.

Drawbacks

  • A small ski area: 15 km of pistes.
  • A small market: 26 listings behind the asking-price average.
  • Out of season the village slows down: April, May, October and November together account for 4.3% of overnight stays.

Cortina d'Ampezzo

Best suited to

  • Those who put kilometres of pistes first.
  • Those who want a name known everywhere and a market with many transactions.
  • Those setting off from the Veneto or Bavaria.

Strengths

  • A ski area of 120 km declared.
  • A market with many transactions: it also matters when you sell.
  • Quicker to reach from Bavaria; from the Veneto the times are similar.

Drawbacks

  • The price: between €9,000/m2 and €12,000/m2 in the central zone.
  • High valuations that have barely moved: 5.5% in five years.
  • From Friuli it is the furthest place in our comparison.
