A week in winter
In Ravascletto you step out of the house and take the cable car: at the top is the Zoncolan, 23 km of pistes between 952 m and 1,970 m, with 268,842 first entries in a season. In Sappada the declared pistes total 15 km and the entries 90,532: fewer kilometres, on a more compact ski area. In exchange there is snow in the village, at 1,242 m, cross-country skiing on the valley floor (13 km) and the biathlon range at Forni Avoltri a few kilometres away. In Ravascletto winter revolves around downhill: 50% of overnight stays fall in winter.
A week in summer
Summer is where the two part ways. Sappada has more overnight stays in summer than in winter (54.9%): paths, mountain huts, the Olbe lakes, the source of the Piave. Ravascletto is quieter in summer: a village of 505 residents, the meadows of the Zoncolan, the climb cyclists know and, since 2026, a bike arena with three trails. Those looking for bustle in August find more of it in Sappada; those looking for quiet, in Ravascletto.
Getting there
Ravascletto is closer to the plain: about 80 min from Udine and 2 h 10 min from Trieste, against 1 h 50 min and 2 h 45 min for Sappada. You leave the motorway at the same exit, Carnia, and part ways among the valleys: Ravascletto sits on a saddle between the Degano and Bût valleys, Sappada at the head of the Degano valley. From Venice little changes: 2 h 40 min and 2 h 30 min, because Sappada can also be reached from Cadore. Neither has a railway.

- Fewer kilometres of pistes: 15 km declared.
- Further from the Friulian plain.

Best suited to
- Downhill skiers who want to walk to the lift.
- Those with a tighter budget, or who want more metres.
- Those setting off from Udine or Trieste who count the minutes.
Strengths
- The cable car starts from the centre and leads to 23 km of pistes.
- Lower valuations: between €1,300/m2 and €1,700/m2.
- Closer to Udine and Trieste.
Drawbacks
- Valuations slightly down: -4.8% in five years.
- A small village, with 76.6% of dwellings without a resident household.
- It depends on winter: 50% of overnight stays fall between December and March.

Yes: it is about 45 min by road, 31 km, and the regional ski pass is valid in both ski areas. In winter the times depend on snow on the road.
How much less does Ravascletto cost?
At the mid-point of the OMI band, €1,500/m2 against €2,500/m2. With €350,000 that is about 233 m2 against 140 m2: an order of magnitude, before taxes and costs. At the asking prices in the listings, the same budget buys about 98 m2 in Sappada.
Which has more homes listed for sale?
Neither has many: behind the asking-price average there are 26 in Sappada and 24 in Ravascletto. They are small markets, and that also matters on the day you sell.
