A week in winter

The pistes are similar in extent: 15 km declared in Sappada, 20 km in Kranjska Gora, where World Cup races are held at Podkoren. The difference is altitude: Sappada skis between 1,245 m and 2,024 m, while in Kranjska Gora the village stands at 806 m and the pistes stop much lower. Sappada adds the cross-country loop on the valley floor and, a few kilometres away, biathlon at Forni Avoltri.

A week in summer

In Sappada summer is the busiest season (54.9% of overnight stays): paths and mountain huts, the Olbe lakes, the source of the Piave. For Kranjska Gora we have no overnight-stay data comparable with the regional figures for Friuli Venezia Giulia, and we do not set them side by side. We know it lies a few kilometres from the Fusine lakes and from Tarvisio, on the other side of the border.

Getting there

The two are about 2 h 20 min apart by road, 123 km: they are not two destinations for the same outing, they are two directions. Kranjska Gora is reached from the Tarvisio motorway; it is close to Ljubljana and Carinthia, and from Trieste it takes less time than Sappada. Sappada takes about 2 h 45 min from Trieste, 2 h 30 min from Venice, 3 h 30 min from Ljubljana. Those setting off from the Veneto reach Sappada first; those setting off from Ljubljana, Kranjska Gora.

  • Those who want altitude and an Italian village of German language and tradition.
  • Those setting off from the Veneto or Friuli.

Strengths

  • More altitude, in the village and on the pistes.
  • Lower valuations per metre: but it is not the same metre, as we say above.
  • In Sappada we act as agents ourselves, and reply in Italian and in English.

Drawbacks

  • Further from Ljubljana and Carinthia.
  • A small market, with few listings.
  • A small ski area: the Region has allocated €31,000,000 for a gondola and two chairlifts, funded and not yet built.

Kranjska Gora

Best suited to

  • Those setting off from Ljubljana, Trieste or Carinthia.
  • Those who want a home in Slovenia and know its rules, or are ready to learn them.
  • Those who accept a higher price per metre for a smaller apartment.

Strengths

  • Close to Ljubljana, Carinthia and Trieste.
  • A market measured on real recorded sales, published every year.
  • Three countries within a few kilometres: Slovenia, Italy, Austria.

Drawbacks

  • The median is €5,420/m2, on small apartments.
  • Prices that have already run: 85% in five years in the Alpine tourist area.
  • The village and the pistes lie lower; for short lets, new rules have applied in Slovenia since 2026.

Frequently asked questions

Can an Italian buy a home in Kranjska Gora?

Yes: citizens of the European Union buy in Slovenia without a reciprocity decision, according to the Slovenian Ministry of Justice. For short lets, from 2026 the Slovenian hospitality act requires a register and sets a cap on days per year for an individual registered as a private accommodation provider, and Kranjska Gora is among the municipalities where the cap, which applies to the individual dwelling, is lower from 2027. This is not legal advice: before signing, ask a local professional.
